| From the 14 December 2007, if you are planning to market a residential property for sale, and it has four or more bedrooms, you must provide prospective buyers with a Home Information Pack (HIP), which will contain essential legal information and details about the energy efficiency of your property. The Home Information Pack must be commissioned prior to the first point of marketing.
Home Information Packs will contain an Energy Performance Certificate and other key documents such as evidence of title, local authority and drainage and water searches and key leasehold documents where appropriate.
The duty to provide a Pack falls on the person responsible for marketing the property (usually an estate agent). However, your agent does not have to provide the Pack and indeed the information provided in the Pack is of importance to conveyancers and solicitors, and you will want to be aware of the contents of the Pack and the authority of the information contained in the documents. Indeed much of the information has historically been obtained by your solicitor as part of the selling (and buying) process.
That is why at Robinsons Solicitors we believe we are ideally placed to provide your HIP which will have the advantage of being:
- competitively priced
- guaranteed compliant with HIP legislation
- prepared as quickly as possible
- flexible, allowing inclusion of additional authorised items to assist you in marketing your property
- having been prepared by Solicitors offers the buyer’s solicitor further reassurance
- with deferred payment terms or interest free credit facility options (subject to status)
- estate agent website log-in facility
Not only will we complete a HIP for you as quickly as possible but we can also provide it in a range of formats, (including CD Rom) suited to how you want to market your home.
